Not sure of the issue here. If you are not getting an appraisal, then it does not matter at all. If you are getting one and it drops some, it may or may not depending on your LTV Loan to Value. Explain your situtation

Tempted now to go back to Better. They matched Watermark, and I'm also able to go to a 30 year 2.75% instead of 2.625%, but instead of about $1,000.00 in points there would be a Lender credit of $1,700 ($2,700ish difference), between the Lender Credit & AMEX offer, there would be no closing costs (possibly even a little bit more back than put in). Still get a big reduction in payment, keep my loan balance about the same so that if Rates continue to go down I could potentially refinance again without having to eat the refi costs now.

I think I know the answer, but figure I'd check again. If I locked a rate but haven't paid anything, there's no penalty in switching is there?

Just another Update on my Progress with my Loan:

We are cleared to close!! Started this process on 6/22 and closing next week (7/21). We did a competing match offer from homefinity (without credit check). I got a task this morning to add my AMEX credit card info. Please see attached screenshot of what this task looks like.

Loan Details:
$230k
15 yr
2.625%
$300 in points
$2870 in closing costs
$2500 AMEX Credit
Closed in less than 30 days.

You come in to a thread that is all about price matching LEs with a company that has a policy to do so and even gives you a task in your dashboard up until closing disclosures to do so during the most competitive time ever for mortgage refinancing and consider it entitlement? Well then if it's so against your morales, don't ever deal with better as they promote it as an advantage of working with them.

So I just got put in touch with my closing expert today. at what point do they ask me about my Amex card number again so I make sure to get the credit?

Should I bring it up to the closing person?

Congrats.. i also started 6/22. Was supposed to close on 7/15 but still waiting for a clear to close & CD. How long did your final approval take after title clear?

I got it a day after I signed my Closing Disclosure. Your closing expert will send you this to sign right away. Don't worry, A task will be added before you close to enter your Amex info.

Title Recieved June 30th
Title Cleared July 10th

What was ur original contract closing date ??
So u moved up ur closing date based on better completing task ??
U can chose any day 3 days after they fully approved?

Refinance
Title Ordered June 25th -> Title Recieved June 30th -> Title Cleared July 10th
Original Contract Closing Date was 8/7/2020
Once you are fully approved and sign the closing disclosure, they will send you a task to chose your closing date. You can chose whatever you want. I chose next Monday.

Got 30 year, 2.75 with 4500 in credits with AFMC. Is this a good deal ?
Better was not able to match. Probably it's tough to match now.
Are they still honoring the $1000 if we end going with other lender ?
