EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Another successful refi process going on with Better here. Played off LenderFi against them to get a good deal plus the $2500 AMEX. No point in really sharing many details though as I'm under $200k remaining on my loan so can't quite limbo as much as many of you but still very happy.
Did Better match the Lender Credit from the competitor dollar to dollar or did they make it better by $100 as they claim on their webpage?

Escrow isn't mandatory, but at most lenders waiving escrow will reduce the lender credit offered for any given rate. Owning.com was one lender where the rate didn't change based on me choosing to waive escrow - however you can probably still do better than their 2.99% 30 year rate at the moment.
Thank you.

Would i still be eligible for the statement credit if I apply and receive the amex card after I closed on the refinance? Has anyone received the credit this way?

I have nothing but great experience with better.com!! This is my 2nd round of refi .. after the Jan 2020 closing.....
Started June 29th and closing 8 AM on July 11th Applause
Matched - 2.25% for 15 year..... 425$ (A+B+C - lender credit) before the $2500 amex credit.....
Update: Closing package signatures on 11th and Funded today. Entire process June 29th to July 16th....
If it helps anyone. I was given a "Right of Notice to Cancel" until midnight 15th July on the 11th July when I signed the closing documents. There was a mandatory 3 business day waiting (13, 14, and 15 July).
Here is the notice on federal reserve website form H-9 [federalreserve.gov]

Any feedback on The Money Source being your service provider after they transfer your loan?

I still have TMS and I like them. They also allow you to make payments in advance if you want so that is nice.

THERE IS NO SUCH THING AS LOST INTEREST.

The interest you pay each month is exactly what the current rate is on your current balance. Amortization tables might seem like they are front loading interest. They are not. When you own a high number, you current interest is high. All the amort. table does is figure out how many and how much you need to pay to eventually get to zero.

A real loan does this.
Take the current balance. Apply the current interest. Apply the payment. Anything ABOVE the interest cost is then applied to principle.

Not sure? do a simple spreadsheet and see.

A refinance at even a quarter percent is a good deal - unless the cost do so is high. If you save $40 a month, then you just figure out how many months until you have paid back those "closing costs" and after that you are ahead.

With different lenders taking different times to close the refinance, can I lock and start the refinance process with two lenders and close it with the one that moves faster?
Theoretically, but does it really matter if you save a few days here or there? Personally that crosses the line of unethical to me and just bad karma in general.

I like to think of their origination fee and credits being essentially the same thing working in opposite directions. Once you get a credit over 1500, they've waived it for you.
