If you want an 8 core CPU with the best bang for the buck this is it. Save the money that you were going to spend on a Ryzen 3800XT or an Intel 10700k, buy this CPU and spend extra money on your graphic card, this combination will give you the best gaming performance. And especially because the new Xbox and PS5 have a very similar CPU to this one I think it will be useful for a long time.

If you take into account the prices you can sell the Cooler and Game for, the processor cost comes down to about $200

This a good deal. Usually this price in Microcenter but with Newegg everyone can get it. And looks like no need for rebates or codes/coupons

Microcenter is actually $269.99 currently (I know because I was getting ready to take a 4 hour trip up to the Microcenter nearest me). Looks like Newegg just saved me some gas
