You must finance the iPhone 12 in order to maximize trade in value (iPhone X $415 vs 1/2 the value if I paid for iPhone in Full) You can play around with it on the site before submitting payment.
If you finance it through T-Mobile site, the iPhone is locked to T-Mobile and you won't be able to unlock it until it is paid off (30 months) They do offer to temporarily unlock your iPhone for up to 30 days if you plan on using a local SIM outside the country. Confirmed through Chat.
You will need to use the new SIM that comes with the iPhone 12 because it is a special 5G SIM.
Apple site list the iPhone 12 $30 cheaper but you won't get a good trade in value for your old iPhone. However, the iPhone will be unlocked right out of the box.
For those without USB-C adapter, you will need to purchase a 20 Watt USB-C adapter ($20). The Apple MagSafe wireless charger is rated 15 Watts.
