My warning lights go off when you can't even find the item on the manufacturer's website. Probably a holiday special model just for Best Buy. They'll blow trough this sku and it'll never be seen again. Might not bode well for long-term firmware support.
This or the eero 6 pro? I only have an 1800sqft 2 floor home. I was going to do one eero 6 pro but like the option of adding satellite units in the future. Obviously theres an $80 difference in price.

I've had this router set up for a few hours now, in an attempt to replace an RT-AC86u that has dropped out a few times recently. I've put it to the test with the 5Ghz band at a specific distance, and so far the Netgear is performing much worse than the Asus (e.g. 390Mbps on the Asus vs 117Mbps on the Netgear on an AC laptop, 180Mbps vs 48Mbps on an AX phone). This one's going back and it looks like I'll either be looking for an Asus sale or waiting for 6e devices next year.
Make sure youre not using DFS channels. They have really low output.. Try control channel 36 or 161.

The web interface is very slow on the advanced tab. Almost everything i click on doesnt load at first. I have to click a second time to get the page to load.
Also the user interface on advanced tab is awful. The phone app looks nice but I haven't found a way to manage advanced settings?
As for speed test in my house, it's been very good. Im thinking about keeping the tp link ax3000 instead? Seems more stable...is this a good idea?

I'm in the same boat as you. I have the airport extreme too and I've been waiting for a good deal to upgrade. Im jumping on this deal, seems like a huge upgrade for me.
I bought it, set it up, WiFi works throughout my house, kids play games on PC with WiFi card and he has already reported to me that there is No more lag. Dayz was a huge issue driving because he would lag and as soon as it caught up, he was in a tree and wrecked the car... doesnt happen any more! other kid had zoom classes and they arent freezing

Just set this up. Used Mobile app with no issues. Running default settings currently. Gained about 25 feet in range through walls. Now have no dead spots. Notice no major difference in range in 5g.
Speed is the most notable factor. Speed test results went from 76 Mbps to 103 Mbps (35% faster) with the only difference being the AX router.
I am updating from a 6 or 7 year old ASUS N66U N900 router so your results might not be as significant.
Personally I would keep the R8000. It's a good router and I don't think you'd see much difference, if any, unless you have wifi 6 clients. If you're having problems reaching all devices, you could try a wireless extender. I have a Netgear EX3700 that I use to extend signal to outdoors. Works pretty well.
