I picked that up last week, but are there any decent Z motherboards that aren't absurdly expensive??

I put one on an ASUS TUF GAMING Z590 PLUS WIFI from NewEgg for $260. Not cheap, but not $300+ either.

Asrock vrm temp wise was pretty bad from some z490 testing I saw. I am not sure how they fair in the h470 but I'd probably stay clear of them with the its and i9s. But at 85 if the board dies early from vrm temps being high or loses some performance at least you didn't buy there z490 mobos

i agree with you, but if it works fine in the first year of warranty, then it will be ok. If its proper ventilation inside the case, then it should be fine. Also, Z490 may fail... its not life time warranty. For a game fanatic maybe 2-3 frames/sec may count, but for an office / multimedia PC its not a bad choice, and with the $$$ difference you can add more ram or a better SSD/NVMe drive.

check out amazon warehouse. I scored a ROG Strix z490-h for $155 a while ago, and it was brand new with some damage to the box.
