I think this is the normal price. I've looked at amazon, ebay, newegg, pcpartpicker, and they have the average price to around 179$
Maybe 4-5 cheaper with this coupon.

You can replace the fan with out replacing the motherboard. I've replaced a few chipset fans over the years. Not hard, hardest part is getting the right fan. Asus will send you one if it's under warranty, I assume most motherboard manufacturers would. Outside of warranty becomes an issue, I know you can buy them from Asus, not sure if other manufacturers sell them, but Asus at least wanted like $30 if I remember right to buy one.

That said unless you need the pcie lanes or the USB gen 2 ports b550 is probably the better option. You get more for money with b550. As for this board this seems like the normal price.
