I was able to get the appraisal waved all together, sitting right at 80% ltv

They waived it automatically when I just applied last week. Our LTV is 76% and we refinanced with Better Sept 2020.

Yes. That's the card I have, and I qualified. However they will tell you once you fill out the credit card form in your tasks.

The statement credit will be applied to an eligible Card Member’s account 8-12 weeks after their mortgage loan is funded.

Yes, you can. The initial payment is only for appraisal and not for amex offer.

I wonder if I can get this benefit a second time around.
I originally refi'ed one property and got the bonus 2 years back. Now in a different house, and thinking of refi'ing, anyone know if I can get the bonus a second time around?

Yes, already confirmed this with the loan agent who's helping me, as I'm in the same boat. He told me that I qualify again, even though I did this twice last year (and he found both my applications).

Rates change daily. They use the St. Louis FED index as a reference:

I refinanced to a 20year fixed in August 2020 with RocketMortgage with an amex promotion. Looks like rates are pretty much the same as the rate back then. I wonder if it's still worth exploring this deal though.

Does every amex holder qualify? I remember for the deal last year, you had to have received an invitation email from Amex for the deal. I got one from RocketMortgage, but not better.com

Loved this deal last year. Downside this year is the .5% adverse market fee added to the loan by Fannie Freddie. Either will cost you more upfront or you take a hit on your rate to get rid of that half a point cost.
