Costco is offering 2 deals on iphone 13 series via TMobile for pre-order. The deal is yet to be posted on their portal but available in wearhouse.
1) buy one phone with trade-in for upto $460 off, no line needed
or 2) buy 2 phone and get $720 off, one new line needed.
discount will come in a virtual prepaid card, which is usually released within 60 days, phone can be unlocked after 40 days.
Costco gives a 10% off on retail price, for example iphone 13 pro max 128gb is $989.
Color choice in Costco usually limited.
Same deal available for iphone 12 series as well.

Either I'm missing something or Costco is significantly better than the Best Buy offer. That being said there are some negatives:
The initial outlay is substantial and has to be paid in full with tax on the full amount
You need to be on the postpaid plan for at least 2 if not 3 months until you get the rebate. Unlock should be automatic after this period
Deal with the hassle of transferring the rebate money over to your account
Potentially limited options with respect to the phone configuration, i.e. color, storage etc
On the other hand, the reason why the BB offer would make sense is when you have either a relatively newer or premium model phone that fetches a good trade in value. Or you are already on a grandfathered plan with T-Mobile. The $200 in discounts and trade in promos at BB, for older phones, it's just not enough of a difference when compared to the savings with Costco to justify that deal.
With Costco you get to keep you old phone and get $360 per phone albeit 6-8 weeks later. Anything you get for the old phone is just bonus at this point after you factor in the 10% discount off the MSRP of the phone.
I submitted my rebates on 9/29. Received the $720 at the end of October. And rebate status for everything else (2x$100 and 2x$300) are now "issued" today (12/1).
So looks like I can cancel my service after this month.
