How many fish you want? A 10 -20g tank would most likely be just fine and take up a lot less room.
But define regular fish? You mean goldfish, mollies, or tropics freshwater fish.
But anyway. Seems like petco is having a sale on all there tanks. Maybe best to go to the store and talk to the fish people for what you want and what they recommend. They aren't always correct (most of the time just kids there to collect a pay check), so maybe after speaking with them go home and do some more research.
Overall, tropical freshwater fish are pretty easy to take care of, but it's a commitment, so if your not going to be into it than don't bother getting it just to show your granddaughter. I'm not sure she will appreciate half dead looking fish in an algae infested tank.
Also, if you are just starting out, FB marketplace is the way to go. Always a ton of aquariums for sale, people get tired of the fish, fish die, people have to move, etc. generally for around $100 you can get an entire setup that would have cost you considerable more buying new. Just make sure everything works and the tank doesn't leak.

I would get the 240 gallon for 1 betta. Even then it may not be enough...
Of course! May want a hang on back filter, some substrate, and plants as well but you can absolutely use this as a regular aquarium.
You could. 40g is kind of a big tank. Breeder refers to the dimensions indicating it's a short tank, not tall. Personally, I prefer a tall tank for fish as not all fish like to swim at the same depths.
