1) set them up with the device's app or web server or whatever
2) add them to HomeKit
3) program my router to disallow the device from communicating with the internet
this works because the devices all talk to your HomeKit hub device as a proxy to apple's servers/cloud. as long as the HomeKit hub can see the internet it all works.
this of course means you have to trust apple. but this way i don't worry about random chinese companies having access to my LAN, or having a cloud breach.
the downside is that a lot of these devices have crappy internal clocks and drift badly, and being cut off from the internet they can't do an NTP request. however, with more creative router rules you might be able to let the devices do NTP and nothing else. i just periodically allow the devices to connect to the internet and they usually fix themselves up.
