Its about the same as building yourself, more or less.
I wonder if it comes with an extra set of longer screws to put 2 more fans between the radiator and the top of the case.
Just solely by looking at it, it may get a little toasty in there. You can always take the side glass panel off as well or replace the back fan with a stronger pwm fan.
Normally it would be okay but the 12700kf and 6950xt get hot

I'm not seeing the deal here whatsoever.
I agree. It doesn't seem like a great deal. If you're going to Micro Center, anyway, they have bundle deals. E.g., 13700K, Asus Prime MB and 32 GB of ram for $650 or Ryzen 9 7900X, Asus ROG Strix and 32 GB of ram for $600. You can add the AMD 6950XT for $650. The advertised 12700K comes with a Lian Li 205, which isn't a great case. You can buy one of the bundles, upgrade the case to Lian Li Cool II, add a 750W power supply, 1TB SSD, CPU cooler and still walk away for around the same price. If you're OK with open box items, Micro Center will often have Lian Li cases, Lan Cool ii for less than $100 and Lan Cool iii for $130, or Dynamic for $145. They also will have open box 7900XT and 4070Tis for $700-$750. (I'd go for an open box Dynamic but you may go over $1700 if you add 6 additional fans such as ST120 – but it's worth it for the aesthetic).

You can build something better than this. Newegg had a bundle that was actually pretty slick. A combination of 7700X/X670E/32GB 6000/36 for $500. Add the
Thermalright Peerless Assassin 120 SE cooler and you're set.
