There is a whole new top soil area that we dumped over 5 cubic yards, that area needs all new seeds/grass, he is expected to come back this Thursday to seed that area, and I actually want that area green sooner than 2 years because I feel like weeds will take over, as they did on some other areas. (so many different type of flowering plants, weeds and other stuff) I yank them when I see them but hard to keep up.

1. KGB takes - 2 weeks min to germinate. Sometimes 2 week is understatement. I had KGB germination on 3-4th week. That's why I am going with pre-soak method and I have much better success overall.
2. Make sure you have seed starter fertilizer ... spread out or else KGB will takes days to pick up. Don't get itchy .. i know it's tough to resist but u shouldn't do first cut till at least 3 inches. Then take off half inch.
3. It requires 2x water and fertilizer - vs Tall Fescue.
4. Once KGB picks up - it can start filling up bare spots ... cos it spreads through rhizome vs Tall Fescue - every year you need to overseed.
PS 2 years is for KGB to shine i.e. 2 fall or cool time to spread. You should definitely see sprouts by end of 4th week. If you don't, something is wrong. i.e. seed got washed out, no water, bad seed, etc. With seed starter fertilizer, weather, water, etc. u should expect first cut by 8th week at least for KGB.
For starting lawn in spring, I always suggest, perennial rye and then overseed with KGB in falls. This way, it gets good enough time to establish. Then over the period KGB will take over. Depending on weather, sometimes spring seeding is difficult but doesn't mean, it can't be done.

I think our landscaper is really taking shortcuts.
He didn't cover the seeds over or rake over them, we had him add topsoil to fill some uneven parts (most of the yard is uneven actually, but the worst spots are at least now covered, we had some track marks) anyway, after the initial seeding and topsoil, I asked him to get more topsoil because it wasn't flat enough, now he put another truck full (I think about 4-5 cubic yard) over the seeded areas, yesterday I was cleaning some garbage that flew over and I noticed the last sees already sprouted and covered some parts UNDER the new topsoil. Did he assume he doesn't need to seed and those would just grow under and then come out over the new topsoil? He was supposed to be here today for seeding but he didn't show.
I seriously doubt he soaked anything. You are supposed to at least blend/cover those seeds, right? After spreading them, or not really necessary?
I will try to get some pictures of different areas. Also some part of the topsoil he added dries super quickly, it's more brown, but hte ohter part retains mouisture longer, that's dark/almost black topsoil. Not sure why he mixed 2 different types. It's also pretty soft if we walk it leaves a large foot print, I hope it gets stiffer as grass comes out? Or we can't walk over there.
