However, last 5 yrs or so, the activation keys only last a short period and go invalid

Somebody once explained sites like CDKey is taking advantage of regional price differences, so the activation code is certainly legit. Whether that practice is ethical can be debated.
However, after MS customer service told me flat out I must buy a new copy of OS because I replaced mother board due to a voltage glitch, I don't feel bad at all in doing so.

I'd like to purchase this deal, however I'm worried that if I purchase and don't go to use the code for lets say 4 years, by the time I do then it'll be dead or otherwise redeemed.
So is there any way that I can purchase, perhaps tie it to my MS account or something similar, but not actually install Office 2021 at this time?

NerdUsed is finding install keys through any means possible (MSDN user development license banks, corporate, government, or educational codes, etc.). The deals are limited-time deals and they move on to another marketplace site for a different promo. Often, the deals suddenly end when Microsoft determines complementary for-development codes origining from a legal MSDN account user are exhaused or misused.
More recently, NerdUsed is selling codes through the financial marketplace hubs of 'credible' newspaper and TV news media sites. Their mailbox is in the U.K. but there is no actual office there. From their actual sites that they directly sell through, we know that English is not their language (using translators), so it's almost certain that they're operating out of a non-English speaking country. They likely do not reside in the U.K. Complaints and re-issuing of declined codes is mostly done through their Telegram account for legal and privacy purposes.
Positive site reviews are totally fake. Notice they are all very English first and last American and British names - again to appear more legitimate. No bad reviews, yet we know they exist from the many discussion boards complaining of needing replacement codes, not getting responses, etc. It's pretty sick that they be allowed to promote "Regular $349.00" and "lifetime license" - and your recourse if/when your code is diabled? Go to the seller? Go to the reseller? Go to Microsoft? Not.
There is no difference between a $30, $40, $10 or $2 install code from NerdUsed and other gray-market code finders/creators. They are all the same. It's interesting how people feel it's more "authentic" when they pay more money for one. Therefore this is not a "good deal" compared to other gray-market licenses - and this is definitely NOT equivalent to a $300-$600 Microsoft (or other) software license purchased from almost any U.S. store (except Craigslist and marketplace hubs).
Regarding your financial and personal privacy, you're better off purchasing by cash or from a site that does NOT remit your personal contact (or credit card) details to NerdUsed (or any other install code finder/creator). There were a couple of reports from buyers having credit card numbers compromised 1-2 months later, which they associated with their install code purchase; however they purchased from one of NerdUsed's direct-sell sites.
"It installed" does not equal "it's legitimate and for life" when purchasing this way.
The misconception is that if it activates, its good.
Microsoft Professional Plus is not even a retail or OEM SKU.
What's next, promotions for supposingly brand pharmaceuticals sourced from Russia, China or Iran?
Deals for cheap surgeries in Mexico?

Let's say Microsoft wants to spend 1 staff time to hunt down the ip address of the thief associated with the gray market Office.
Once that's done, submit a request to the isp for the owner.
Then.... Somehow identify the person using the office (might not be the owner of the internet account). Might even need to use a Microsoft account on windows on the pc laptop running the office.
Now what?
Not a criminal case (murder etc), so they'll have to file a lawsuit. Small claims given the tiny amount of loss $300. Maybe bigger if they can think of other ways to claim more.
If they tried the police raid route, problem is Microsoft turned on Bitlocker by default - so user can simply refuse to give up his password and no way to prove that laptop is running office due to the encryption.
(And if they have a backdoor, they certainly do not want to reveal this in court.)
Given that they've already gotten their $$$ from the corporate license, it's not worth paying the legal staff the hourly salary to chase after the small fry.
...
Now, what is odd is if one isn't going to pay Microsoft their legal stated selling price for their products, why pay a 3rd party any money at all?
There are ways around the keys....
