Get a sheet of that rubber mesh shelf liner and put it under the mattress. I had the same problem with my old metal frame. I think I just got a roll at Dollar Tree.

I've had one of these for like 5 years… idk what the hell people are doing in your rentals, ours have held up great, including with extra "guests".
