How did you measure it to find out it was 10mph less than advertised?

There's a lock switch at the top that has an overdrive function to get to the max speed. The trigger alone only goes so high.

Assuming overdrive is 120mph I'd assume the fully pressed trigger is 100mph

It's good for blowing leaves off my patio and garage, and air drying my car after a wash but I don't think it has enough battery for a full yard.

I have this set. You'll want to pick up an extra battery when it goes on sale. The blower works well but it takes me 2 batteries to do my yard (average size). Works great on leaves, twigs not so much. Kobalt has a 40v version that goes for $170 at Lowes but I don't have any experience with that newer model.

Kobalt has an older 24 volt battery system (this blower) and a newer 40 volt battery system. If you already have an investment in another battery system try to go with that. I use Kobalt 24 for my outdoor tools and DeWalt 20 for my shop power tools.
