These work pretty well. I already had 1 leak of a sink drain that I caught early because of this. When water is detected, it screams loudly, plus emails me, plus pushes an alert to the app.

As a landlord could give one of these to my tenants at each property and they activate their own alarm independently or do they need to also have some sort of hub?

The gateway is required for each unit that would be monitoring separately.

Buy one set for each property. Great investment to save you hassle.
but even if you only buy 1 kit they can still function as a dumb alarm cheaper than a regular stand alone water alarm.

Some apps let you create individual homes and you share with your Tenants.

Just get the five pack. Somehow you always find a place for them. Laundry room, all sinks, toilet 🚽, ac pan

Excellent point - they are kind of pointless without an on-board alarm, which I understand some brands do not have.

These are great. Easier to use than my older SmartThings leak sensors. These have detection prongs on top and bottom. The bottom even has three detection prongs for more coverage. You can change the audible alert sound on each sensor from high, low, or off. And of course you have all the notification options in the app. App seems good so far. They run on two AAA batteries, but get amazing battery life. They are the easiest smart device I've ever connected to a system. Hold a button of the side of the gateway for two seconds, press button on leak sensor, done. If you're concerned about this company's country of origin, create a guest WiFi network and use that for the gateway connection.
