For rental property, you need Schedule E. In the past, schedule E was included in the Deluxe version. It didn't offer a lot of guidance, but had prompts for all of the appropriate entries. The Premium version offered more guidance and questions.

HOWEVER, if I look at the list of forms for Deluxe in 2024, it does not include Schedule E! The H&R web page also suggests Premium for rentals. I hate it when a company removes things without making that really clear. I am not sure if Deluxe will be enough for rentals this year.

Will never use H&R software again. Last year they had two bugs in the software that was overtaxing me by hundreds. I ended up having to buy turbo tax and redoing the entire return. Tried getting a refund through their guarantee, but was told I'd have to email my SSN in plain text over email as part of the process, so I stopped there.

You do not need business. Its anyway a separate install. I paid for business last year when I was in the same boat (full time job with single member LLC), never used it. As single member LLCs are passthrough entity in the eyes of IRS, you will fill up schedule C and enter your single member LLC income there. They'll also guide you through deductions if any.

Yes, you can produce and file a schedule E in deluxe or basic. You can do anything in Basic or Deluxe as you can in Premium. There is just less guidance.

If you know what you are doing, you don't a more expensive version. If you think you need more guidance, buy the more expensive version.

That's why you buy the Deluxe + State for $29.95. I suppose you could hold out for a $24.95 price point.

I usually buy the Basic version (no State) directly from H&R Block using their pre-order offer email sent around mid-October. In previous years, it was only $15 + sales tax. This year, they jacked the price to $50 for the Basic version and offered $20 off, for $30. I went ahead and bought it. Next year, I'll wait and buy later from somewhere else.
