I am assuming these are a good option for an entry level system? Any thoughts from SD resident HT experts?

Seems to be exactly that, a great one and done buy, needs a reciever $150-600 used/new. I think you'd have a lot better setup shopping local marketplaces for a full setup or more quality individual components provided that's available in your location and your patient. Also a fun journey.

Height channels used so infrequently you can get away with a not so expensive ones like the sonance ones from BB that go on sale often

These are excellent speakers for starter systems. I've put together Three stereos for my 20 something kids as graduation presents using the 6.5 speakers and the $250 hybrid tube amp that parts Express sells. They sound great for what they cost. Pair them with the inexpensive Dayton audio subwoofers that they also sell and you've got a pretty good system for an apartment or a bedroom. Klipsch Cornwall 4S they are not but they outperform my older smallish energy speakers I bought years ago and the similar 6.5 speakers that parts Express sells. I feel like these systems that they're selling now would be a great way to get into home theater audio.

Is the subwoofer really needed if I'm just trying to get a basic setup for my living room?

Atmos/X is completely dependent on the quality of your base/core layer speakers.
These are entry level in its rudimentary form, you get what you pay for.

Adding/upgrading to object based speakers/soundtracks isn't really worth it especially for the extra cost imo.

I would suggest keeping cost to a minimum, sticking to the 5.1 and buy a used AVR.
