Heads up, I have 6 of these and I generally like them, but they randomly drop from my Zigbee2MQTT instance without warning. I only happened to notice (the first time) when I went into the interface and saw one was missing. Since then it's happened several more times, and it's been all different sensors. Considering you really need to be able to rely on these, that kind of sucks.

I did recently try running firmware updates on all 6. It hasn't been long enough yet to see if that fixed the issue.

I've been happily using these for the past year. I love the use of ordinary AAA batteries. I don't love the design of the water sensing contacts since they don't touch the floor to sense very shallow puddles. So I bent the metal tabs to contact the floor. Great product and price otherwise.

Get the LoRa ones for $40 instead. Far better range and battery life

have the same issue with the aqara zigbee leak sensors as well - they just randomly drop off and require me to pair them again.

Decided to go with Yolink LoRa ones, which seem very stable, so far. The 4-pack with siren for $40 is highly recommended

That's a huge bummer. I was about to pull the trigger to replace all of my aqara water sensors but will hole off. Thanks for the info.

edit: if you're using Home Assistant you could consider an automation that looks for devices that have disconnected from the mesh.

Have 4 of these, bought 4 more today. They work great. Never buy a "smart" leak detector that doesn't also have a siren built in, or at least pair it with a dumb one that does.

Just for another perspective, I've had mine paired since last prime day and no issues.

Firmware: v1.00.66
Battery reports 86.5% after a year.

Additional feedback for those interested ... I've had these for about 6 months, and very happy with them. They replaced my Aqara ones which frequently become offline. The major pros for me for these are: 1) each has a siren, so that people around will also hear, and I don't just rely on my app notifications; 2) they use regular AAA batteries; 3) they pair easily, unlike the Aqara water sensors. One con is that they are rather bulky and not sleek looking at all.

These were my first products from Third Reality, and due to the positive experience, I added other types of devices and they all paired easily and have been reliable.

I have two of these in use and running over two years with hubitat using the generic moisture sensor in Hubitat. I've changed normal alkaline batteries once that I recall. They work well. I had one leak while I was at home and the sensor was easily heard and reported a leak via Hubitat. I'm very pleased with them. They appear to report temperature also, but I don't use that portion even though it might be handy in the winter months. Overall, I'm very happy with them and would recommend them to others and purchase again if needed.

Do these require a proprietary hub, or work with smart things, etc? Assume they're WiFi, not zigbee/z-wave?

Like that they work with AAA batteries.
The Ladda rechargeable batteries are excellent, and likely rebranded eneloops.

I've had mine for over 3 years and have not had any issues with them dropping off my network with Hubitat. I periodically check them to see that they are still working. I don't recall changing the batteries for any of my 6 so far, but maybe I just forgot.

I set them up that when they trigger, all of my Google Assistant speakers repeatedly announce a leak has been detected and it will stop when the leak is clear. Alerts our mobile phones as well.


These run on Zigbee, so you need a hub that supports Zigbee, nothing proprietary. You can also order them with a Third Reality hub. I have one of those that came with a pair I once ordered, but I've never used it.

I have these as well. The screws on the bottom are for water detection too. Only screw them in enough so that they still make contact with the floor to detect a small puddle before it gets bigger. The metal bar along the edge is meant to detect a precise drip onto the two pieces.

I have these as well, and unlike some others, I've never had a problem with them dropping off the Zigbee network. I use Home Assistant. They are a bit bulky though, unlike some others I have, so if you want to use them under, say, a dishwasher, it might be hit or miss with clearance. The alarm is a great feature, as someone else mentioned, and I agree, always get a water detector with an audible alarm of some type.
