I'm guessing app is no longer being supported or something if price is this low? Would like to upgrade my parents ancient router and this seems too good to be true for a mesh setup?

Check reddit forum for home networking on recommendations. What you generally want is the least devices that provide hte optimal performance. For example, in my home, 1200sq, An AX92U with the latest firmware runs perfectly.

I bought this exact router from woot last month and I love it so far but you need to download the arris surfboard app to set it up. That explains the negative reviews.
