Those prices seem inflated. Unless I'm missing something, the 128GB version is listed at $150 ($130 for 64GB) on Best Buy: https://www.bestbuy.com/product/a...JJ8ZH9F3Z4

Edit: that's $149.99 for a new unit. Costco has the 128GB model for $139.99: https://www.costco.com/p/-/apple-...4000094111. Deviation4181 and Goonsauce pointed out that Apple is increasing prices across the board, including the Apple TV, so if you wanted one, now might be a good time to buy one (though a hardware refresh is rumored to be around the corner).

Apple TV 4K price increase details (by far, the highest percentage increases of any of the products on that MacRumors page). If they do wind up doing a hardware refresh, I wouldn't be surprised if they go even higher then.

As of 6:15pm Eastern today, I saw costco going in and out of stock. When I first looked, it was in stock, then when I looked again, it was out of stock ("out of stock for delivery at "). I went looking elsewhere, and came back and ended up trying a different zip code just to see, and it was in stock, so I changed back to my zip code, and it was in stock, so I added it to my cart. By the time I got logged in and clicked the Checkout button, it was out of stock. I checked the other zip code, and it was out of stock, so it didn't look to be a zipcode-specific thing. I kept reloading the page every few minutes (for a little while) until it was in stock again, and was able to (quickly) checkout.

Yep. Apple implemented an across the board price increase on Macs/iPads as well as the Apple TV's this morning. Its also been signaled that iPhone increases will be coming, most likely when the 18 Pro/Air are announced in the Fall (I would assume increase on the watches as well).
