Just got this yesterday and it is the best you are going to get in this price range. I replaced a Acer XB283K which is an awesome ips monitor also but I wanted to switch to oled. Totally worth it! Running a 5090 so the downgrade to qhd from uhd was concerning but honestly to me eyes it's not an issue.

I bought this exact monitor for $399 on April 2nd of this year via Microcenter. It's been a great upgrade thus far at that price point and is an absolute no brainer at $319 which is why its probably sold out now.

Do you know if they have it displayed in person at the store?

I got the costco one as well, but i don't think this is exactly the same monitor. There are some variations in the specs. For example the one i got from costco is a 280hz panel, this one is 240.

Costco used to stock the A1/Z1 version, which is the 280hz model.

That's gone and now they have the W3 which is the same as this one. It is a bit worse but also a bit cheaper.

I tried out a 200/400 nits OLED recently side by side with a newer mini LED IPS with 1152 dimming zones (Acer XV275U F5) and ended up keeping the mini LED. These 200 nits panels are awesome at being OLEDs, with incredible contrast and clarity (except for text clarity), but they're so dim that highlights don't pop at all. Light sources look dull and lifeless. Meanwhile the mini LED can look shockingly close in terms of black levels, though still doesn't have the fine micro contrast and color clarity that OLED does. Putting them side by side really highlighted how vibrant and dynamic the mini LED feels in comparison.
