If you already have Cat6/Cat6e house lines run through your walls, you have to buy external 10G SFP+ to RJ45 copper transceivers to adapt them on either switch. Those modules cost $30 to $50 each. Once you buy the adapters to link your router and connect different floors, you are adding an extra $90 to $150 onto the total cost of the project.

The Omada is definitely a better deal than that $280 D-Link, but both of those models have empty SFP+ slots.

You are misreading the specs on both sides here.
The Omada ES210X-M2 you brought up does have 10 physical ports: 8 x 2.5G RJ45 ports AND 2 x 10G SFP+ slots (that is exactly what the '210' in the model name stands for).
And the GiGaPlus model I linked is not '10 x 2.5 Gbps' either. It has 8 x 2.5G ports AND 2 x native 10G RJ45 copper ports. Both switches have the exact same total port count and bandwidth capabilities.
Your math on the Omada coupon deal completely falls apart when you look at the total out-of-pocket cost for a copper house layout:
- The Coupon Threshold: To even activate that 40% off coupon on the Omada store, you are forced to pad your cart and spend at least $150 out of pocket anyway.
- The SFP+ Adapter Tax: Even if you get the Omada unit down to a $60 line item, those SFP+ slots are completely empty. If you have standard Cat6 lines run through your walls, you have to buy external 10G SFP+ to RJ45 copper transceivers to adapt them. Those cost $30 to $50 each and run burning hot.
