last time i was able to scavenge the motor and fan. just needed to replace the current one coz it's noisy. i didn't have to install the new housing

That's why it's good to buy a name brand fan like Broan / Nutone. If/when it does fail, then you can just swap the guts out.

Panasonic is worth the extra money. They're quiet, hit their rated CFM, use efficient motors with real bearings, and just run for years. Replace one noisy cheap fan and you're good for a decade or two. Go cheap and you'll be back in the ceiling or paying someone more than once.

It depends. If you have convenient attic access, the fan box is the same, and there is nothing in the way. Then it should be a fairly simple swap. Also depends on the setup of the new one. Some can make it stupid complicated. Or if you just need to swap the guts, then it should be much simpler. You get what you paid.
