It's good at $250 if you have RAM and can source a board for around $150. The 250K Plus works out as a much better deal though, unless you definitely know you need the performance increase of the 270K Plus.

I would wait. Intels new CPU is coming out this late fall, and has the answer to AMDs X3D tech, calling something something cache. I for the name of it.

Most reports on Nova lake releases are at least January now and they are doing a staggered release schedule. Their flagship "DS" models the first quarter. The K models the second quarter and finally the rest in the second half of 2027.

The 270k is really interesting as a productivity-first processor which can game, and a x3d competitor isn't all that interesting to me. But I do think there may be a sweet spot as the socket and chip are near being phaseout where there may be bargains.
