This 12,000 BTU, 120 volt mini split stands out for easy power options, solid cooling and heating, and useful WiFi control. The 120 volt single phase setup is easier to run than 208 to 230 volt units, and it can work well with solar, an inverter, or generator power. Real world installs describe strong cooling, hot heat output, and quiet operation. The main cautions are a bare bones install experience, flimsy fittings and electrical junctions, and a difficult app setup. It also needs enough capacity for the space, especially in uninsulated garages.

Common Questions (5)

  • The unit's data plate should be the final guide, but a 12K inverter mini split often has a minimum circuit ampacity around 12A and may run on a 15A circuit if nothing else heavy shares it. Many installers still prefer a dedicated 20A circuit with 12/2 wiring for future-proofing.

  • This model is a 120V/115V single-phase unit, which makes it easier to power than 208-230V mini splits. It can also be a better fit for inverter or generator use, as long as the circuit is sized to the unit's data plate.

  • DIY installation usually requires a vacuum pump and gauges, an AC disconnect, liquidtight whip, nylog for flare nuts, a bracket or slab, and a long wire run if the panel is far away. The biggest hassle is often fishing the electrical wire and getting the flare connections and torque right.

  • It can be enough for about 500 square feet of insulated space, but it may fall short in an uninsulated garage, especially in hot weather. One 12K unit was not enough for an uninsulated 3-car garage in August, so insulation and air sealing matter a lot.

  • The Atomi is described as having sturdier fittings, a better electrical junction, easier WiFi pairing, and a better manual. The Costway is still reported to cool well and be decent quality, but its fittings, junction box, app setup, and manual are more bare-bones.

Just bought this for the garage.I was going to get another Costco Atomi 12K, but they are not on sale any more. Were $699, but now are $999. Even $699 is kind of high, but was worth it for the Costco "forever" return policy. But forget about $999, that's too high. Now that I have bought all the mini split tools for the install, figured it made sense to get one for the garage that gets really hot during the summer. Currently have a portable A/C in the garage, but it just doesn't cut it. Wanted to get another Costco Atomi, but not for a thousand bucks. The Costway seems like a well respected and reliable brand, so went with this Costway.
Make sure 12k is enough before you open it. My 12k doesn't do enough in August in my uninsulated 3 car. I'll probably try insulating it before next summer.

I have a 2 car garage. I insulated the garage door, changed the bottom seal, used spray foam and caulk on all the air leaks, put insulation in the celling above and insulated the celling hatches. Did all that trying to improve cooling with my 20 year old portable that is really limping along right now.

Was going to go 18k, but don't want a 2 pole breaker. This will be my third mini-split in the home (in addition to central air). I like having 20 amp single pole mini-splits because I can run them on my generator (I'm in a Hurricane area). And it is like a living hell here going 3-4 days with no A/C during power outages. So I'd rather have several 12k single pole mini-splits running on generator power. I'm extremely limited on the number of double pole breakers I can run on my generator. Basically, only have one double pole in my transfer switch, the rest are 20 amp single poles.

Well, yeah... 12K is good for about 500 sf of living (insulated) space. That garage is probably about that big, without insulation... not a big surprise that it's 'not enough', especially if you live in a warmer state.

I'm all about the 12K/120V for a similar reason - largely because I have a small solar setup (120V AC) and that really helps shave power consumption during summer peak billing hours.

Yes, so that's why I'm warning the guy who's putting one the same size in his garage to check it first since he said he had issues with a portable.

My Costway arrived Monday, and got it up and running today.

Works good, and quality is decent.

Still think the Atomi 12K from Costco is a better build quality.

A lot of little things make a difference:

* Costway copper fittings are kind of flimsy. Have to be really careful not to damage them. Would be real easy to trash them. Also difficult to line them up, would be real easy to cross-thread and strip the threads. In the manual it even has instructions for re-flaring the fittings. I guess people ruin them so much they need instructions to re-flare the fittings when you trash them. The Atomi has very high quality, stout fittings. Put them on and tighten them up, no worries.
* Costway electrical junction on the base unit is very cheap and flimsy. Almost like the battery compartment of a cheap child's toy. Have to be really careful, I even almost broke it trying to tighten down a terminal. The Atomi has a high quality professional electrical junction, can hook up wires, and tighten them down, without worry.
* Wifi smartphone app is really difficult to figure out how to pair. I've been trying for like an hour, and watching youtube videos. Still haven't figured it out. The Atomi has a Wifi button on the remote. Launch app, press button, pairs, done.
* The manual is very poor. I'm glad I already know how to install a mini-split. If this is your first mini-split, using the included manual will be really challenging. The Atomi has a very well thought out manual, and very intuative.

Overall, good unit. But kind of bare-bones. Good for a "second" mini-split, but I sure would have hated this to be my "first" mini-split to learn on. Would have trashed it for sure. Need to be very patient with this, flimsy like working with eggshells.

Ac circuits have different overcurrent rules than branch circuits. Generally code restricts load to 80% of ampacity of conductor which would be 16 amps on 12 gauge rated at 20. One 12 circuit per unit 12 wire. that being said I do remember you can use 25 amp breaker on 12 wire. old school unit pull more start up amps that splits.
This is not a you can do x with y awg because it's an AC, it's all based on the data plate.

It'll list a Minimum Circuit Ampacity rating which you use to size the wire using the 80% rule, and a Max Overcurrent Protection (or Max Fuse rating) you use to size the breaker.

My Atomi came with a hole in the box and dented condenser fins (the wire guard was also pushed into the fins). I also think one of the copper lines might've gotten crushed in the process.
Thankfully they're still in stock so I've got a replacement on the way - hopefully #2 comes without damage. They should ship these things with more than just a thin layer of cardboard.
Just got my replacement Atomi condenser. I think this one's good! Hopefully can start & finish the installation this weekend.
...now I need to get the damaged one sent back...

Atomi unit I received indicates a rated current and minimum circuit ampacity of 12A... so, yeah - like I said 15A would probably work for this unit, too.
I'm running 12/2 myself since I have it.. and in case I want to upgrade that unit in the future to a bigger unit with multiple air handlers.

I'm using a dedicated 12/2 with single pole 20 amp breaker on the 12k BTU Atomi, as well as another dedicated 12/2 with 20 amp single pole breaker on this 12k BTU Costway.

Mainly because I want to be future proof, in case I want to upgrade I can swap the single pole breaker to double pole breaker and swap from Hot/Neutral/Ground to Hot/Hot/Ground, without having to do any rewiring. Had to run wire from one end of the home to the extreme other end of the home. So don't want to do that twice.

Yep, same rationale here. I got my wire 'half' run tonight, other 'half' involves opening up the drywall on the exterior wall of my master bedroom in two spots...
Going to try to wrap wiring up in the morning and get the mini split install itself finished tomorrow too.

Was having a hard time getting the "SmartLife-SmartHome" app to work on this Costway. Mainly because the included instructions are so poorly written. Which is the same app my Everwell mini-split uses. Turns out the Everwell and Costway are basically the same thing, made by the same company.

But I don't remember having such a problem setting up the Everwell a couple years ago, it set up easy. So I pulled out the Everwell manual and set up the Costway using the Everwell instructions. Set up the Costway in a couple minutes, using the Everwell instructions.

Anybody having problems setting up the app with the included Costway instructions, then try setting it up using these Everwell instructions.

I finally got my Atomi 12K from Costco up and running today. Nice unit, nice build quality, and Costco return policy worth paying a couple hundred more for me.

Took me a while to get it installed. Had to run a long wire run (12/2 wire on 20 amp circuit), then pour a small concrete slab. Needed to get a vacuum pump and gauges.

And need this adapter for the gauges. https://www.homedepot.com/p/Yello.../205317865

Also, get a small bottle of NYLOG BLUE for the flare nuts so they don't leak. I also got this torque wrench. https://www.amazon.com/dp/B00LCBU...title&th=1 You need the 17mm and 24mm for the Atomi 12K, I didn't want to take the change of "guesstimating" the torque.

This thing is ice-cold. And the heater gets really hot. Very quite also, I can barely even hear it running. Nice remote control and can also control it with smart app.
Finally got my Atomi 12K install finished last night. It was pretty late and about 45-50f out when I finished up, so it didn't seem to want to go very hard on the AC (topped out around 300W), but it did go pretty hard on the heat! I clocked the vent at 110-115f in 'turbo' mode and it was moving quite a lot of air.

I went back out for a bit to clean up and bring stuff back in, and by the time I got back in my bedroom was very toasty 84f+ - I felt the heat before I even got to the stairs to go up. I'm curious to see how it does in lower temps; it'll be hard to quantify if it's cheaper to run than my gas furnace though (it's ~500W of power for the exhaust + circulation blowers, so if the Atomi can provide heat for just 150-300W it might be worth it up to a certain point).

It was using around 900-1100W in turbo heat mode set to 87f... but like all inverter AC/heat pump units it uses way less under normal conditions when it's just maintaining a set temp.

Wire run was a nightmare. Ran into several headaches getting the wire fished between levels and it took from Friday evening to Saturday night. Mini split install wasn't terrible. I'm going to have to extend the wire like a foot or two though because for some reason the wire they ship with it isn't quite long enough - and I don't even have the condenser as far away from the inside air handler as it could be.

Runs great off my small 120V solar test system. Quite pleased so far. Not so pleased with the Amazon adjustable torque wrench I got though. Pure junk, but different from the one you linked. The adjustable jaw had - not exaggerating - 4-5mm worth of slop.

Kind of regretting doing wall mount because in heating mode at least the noise inside on my lower level is kinda bad. I might try some vibration isolators.

Now I need to get the dented one sent back. Need to get a second return label for the inside unit too because they only sent one return label..

I know that the Costway has been sort of the standard for many years. I have installed one myself 3 years ago, along with 3 pioneer units in the past 4 years or so. All still working fine.

I am in the market for another units, and I have seem many that are just over 200 on AliExpress for 12K unit, and wonder if anyone had experience with those. I think I am going with a 220v because the outdoor units is right near the panel so I can get 220v there easily.

Would a 220v be better? Not sure what to buy
