What forms should I have signed before renting out a room in my house?

Helping out a friend's friend from france

He is only staying for 6 months exact dates due to an internship blocks from my house.

Do i have him sign a roommate agreement, a sublease, a rental agreement Confused

I own/pay for the house. I'd rather not go thru a lawyer if I could just get a document we can fill out online since the 2 lawyers I contacted wanted $500+ shake head

Qplr.

So... he's from another country and you have no background info to check? I'd never rent to someone I couldn't sue for damages but you've already done it, so... EEK!

I would have him sign a standard rental agreement for your state, you should be able to Google one easily. This is only to protect you in case you need to kick him out, you will have to show this document to the courts to proceed with an eviction notice.

For that period of time I would definitely consult with a lawyer and get a lease in place. He might end up with squatters rights if he decides he doesn't want to leave after 6 months.

Everybody posting in here appears to be paranoid. Get 1.5 months rent up front for a deposit, and have him sign a standard rental agreement.

Thats that, if he doesnt leave change your locks and put his stuff on the porch.

When I rented a room out in my house I didn't have the other person sign anything. I probably should have but meh didn't report the income either... The 2nd year the person was there we signed a simple rental agreement just so they could get in-state tuition rates.

I know people that have had huge problems with tenants not leaving becuase they thought they didn't need a lease. And it most often happens when it's a friend of a friend, because otherwise most sane people get a lease in place.

Paranoia is not always unjustified, it can come from experience. I used to think that car accidents were no big deal, that people just filed insurance claims and they got paid out. I thought the phantom neck injury and huge lawsuits was stuff from tv shows. Until I got sued from a fender bender over a "back injury" by someone that had like 3 other lawsuits from car accidents and workplace accidents. This stuff really happens. There're shitty people out there.
