You could use 12tb drives In your raid now even if it's wasted space at the moment. If you eventually replace all your drives with 12tb or larger then you could increase your raid capacity :)

Need 10tb deal for my NAS because 12TB would lead to unused space (due to RAID).

Drive matching is among the reasons I'm hesitant to setup a RAID NAS.
Something more along the lines of UnRAID appeals to me since you can mix and match drives, and not have to waste older drives...
