Digitally, you get the 4K version of BOTH the theatrical release AND the director's cut as two separate movies when you redeem the one code that they provide you. Hopefully that clears up my original...

Yes, but the Director's Cut is the only thing on the Blu-Ray disc that's included in the 4KUHD set. You do not get a 4KUHD version of the DC, and you don't get a theatrical cut in the BluRay.

Joker was an EXCELLENT movie. I'm not a big fan of Marvel or DC movies, and you don't have to even be Batman-aware to absolutely love this movie. I enjoyed every minute of it.

It's not unfortunately. It's on the blu ray disc for some reason. If it's any consolation prize though, the digital copy of the director's cut that comes with it is in 4k.
