Be careful on timing! Some grasses work better in the spring (I use Bermuda sod); you aerate that in the spring, but grasses like fescue are better to aerate in the fall, so the seeds can get better...

Best practice is to de-thatch, mow low, aerate, and then seed. Cover seed with peat or manure. Keep the seed moist. Use a timer for three spays a day if you can. I have had great luck in one year...
