Coolants build up all kinds of stuff in itself, and slowly becomes acidic. The anti-corrosion and anti-wear additives also diminish over time and use. Most people don't know this, but the coolant is also the only thing that lubricates the water pump bearing, and keeps the thermostat opening and closing smoothly, which is why straight water for hot climates is not ideal. For the people wanting to put straight water, there is an alternative that some parts stores sell it's basically the coolant without the antifreeze properties and it's like $3 a gallon, it has all the anti corrosion and anti wear properties as well as the lubricant for the water pump bearing, it just has 0 antifreeze properties.
