95 af is not waived for first year basically previously it was 50k with 95 waived first year now it's 60k with 95 af so pretty much the same

It is pretty straightforward. When you use your card for ANY travel purchase (like Airbnb, airfare, hotels, Lyft, Uber, parking, some tolls, and many others), you will automatically be reimbursed, until you've spent a total of $300 on travel. In other words, Chase will pay for the first $300 in travel you spend each year with your card.

Does anyone have Benefits guide prior to Feb2020 for CSP? If yes could you kindly look if Epidemic or Pandemic is listed as Exclusion in Trip Cancellation and Interruption? Many Thanks.
If my friend already has a Chase CC (not sapphire) and I send him a referral link, will he be able to sign into his account and then apply? I am not sure if the referral link makes you apply on the linked page and the referral is lost if you sign into your account.

Yes, just make sure if your landlord charges a CC usage fee it isn't more than any points you might get.
Now it might still be worth it to ensure you get the bonus. But AFTER the bonus, you will only get 1% on paying rent. If landlord (or the the payment system they use) charges more than 1% to use a CC, then likely not worth continuing to use.
There are only a few purchases that won't count. Thing like casino chips, ATM transaction, etc. And buying a gift here and there in smaller amounts is generally ok. Buying $1,000's in short periods of time very well could get flagged.
Yes. I did this for the reserve card. Was denied. Went to chase. Told them I will be their private client, if they can pull some strings and get me the card (this was when they had a 100k offer).

Taken as cash, yes... more (potentially a lot more depending how you use it) for travel
