EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

It depends on each person and each rate, but I'm at $1,600 right now. It may adjust after you lock your rate due to information you provide.

Also, I got confirmation from the underwriting person that my account has the AMEX promo noted despite not directly going through the link. I had to message them a few times but it looks like it's on track.
Thanks. Just wanted to get an idea. I guess ur pmi was canceled. For me paying some extra will be worth only if i can cancel pmi.

I thought there was a 2 week period from initial mortgage check that anything in that timeframe would not negatively affect your credit score. I only say that because when I went through this I immediately got an e-mail from Credit Karma with other mortgage offers and said I have till this date to not hurt my credit score. Not sure if that was soft or hard pull though.
Pretty sure it's 45 days for mortgages, within that window all credit pulls for mortgages count as 1 pull. Credit cards has no "window" so each pull counts as 1. So 1 mortgage pull, or many within that window, should have the same negative score impact as 1 credit card pull. 1 addition is with a credit card if you get accepted then a new account is also created, this could negatively affect your "average age of accounts" but positively affect your score by reducing your "debt to credit line ratio", assuming you don't go on a shopping spree and max out the card.

I've read that it shows up right before closing. I'd contact your assigned person and double check the Amex deal is linked to your account.

I've sent my mortgage concierge the zillow term sheet you get after typing in your information (before SSN). He now needs a more detailed term sheet with a breakdown of the fees etc. to adjust the better rate match guarantee.

What did you guys end up sending to better.com for the better rate match?

What rates are you guys getting for refinance? I did my initial mortgage with Better 8 months ago and got 3.875 when rates were higher. For refinance, I'm getting the exact same rate with no points. Seems like it should be lower currently.

You need a loan estimate from lender, reach out any lender to give high level details (soft pull credit) to get loan estimate.

I got 3.375% from another lender on Friday. No points. 30 year. Better matched it without any questions asked.

Which lender?

edit: if you get Aurora Loans, they'll send you an estimate without having to provide SSN. Although I didn't put in my exact address, we'll see if Better takes the estimate.

Direct from better, lowest I could get with no points was 3.625%. I went to Zillow and found the lowest rate at 0 points (3.375%) and got a loan estimate, sent that to better, and they matched it.

Not op, but I got 3.375% with 0 points on a 30 year mortgage through First Internet Bank of Indiana, and from Farmers Bank of Kansas City.
