I closed on Jan 6, got credited Jan 22. The credit is showing up as "BETTER MORTGAGE CREDIT" in the transactions!!

Are you guys looking at Refinancing with Negative Points? This is where the lender will give you certain points (%) back to close your loan which can cover the closing costs to make it a no cost refinance and if your loan amount is high enough (above $200,000) then you could come out ahead and make money.


I refinance often (3-4 times year) if the rates hold and take the risk of taking negative points for a little higher rate. I also shop for my own Title Company and in PA have been using Radian (previously Entitle) to control a lot of out of pocket costs.


For the years that the rates have been good I've taken anywhere from .125 to .75 higher rate and have netted $3-$5k back in closing costs. The rules have changed a lot over the years for how much credit back you can get. Most of the times the lender will want to roll the money they would give you back to either reduce your principle or apply to your Escrows. Either way thats money back into your pocket and 1 year I believe i netted back about $15-19k in 4 refinances. The break-even for the money you get back is divided by the monthly difference between the lower and the higher rate you took and I get 60-90 months to break even and thats assuming I dont refinance again +getting lump sum back.



I used to maintain a thread of the best lenders with fees and what not and learned a lot and shared a lot on the forum FYI.

I am seeing better rate for 15 years refinance on lenderfi or Zillow refinance. For the match, is there a way to get a loan estimate without a hard credit check? When I try to apply in lenderfi, they are requesting bdate, ssn, etc.

I closed on a purchase in 23 days, which is realistically about the shortest time possible I think.

The compan you noted above is called "TitleForward"?



If so I ran my current refinance number (I get that its only an estimate) but their estimated charges are at about $400 more than what I paid with Radian Title Company.


I shopped quite a few title companies and Entitle which is now called Radian in PA was the cheapest. They used to be cheaper but PA changed the laws for title re-issue where in the past you got a discounted rate if you refinance again within 20/10/5/3 years. Like everyone PA got greedy and now everyone has to charge the full rate but still the rates that they provide are still the best.


The Lender who I used Provident is really good but their Title fees were almost 500-600 more.

Thats not bad and on average its about that many days. I just closed with my lender starting the 6th of Jan and signing on the 20th (11 business days, 15 calendar days).


This was a refi of the a refi I did back in Sept, 2019 so most all the paperwork carried over (W2s, tax returns etc) and only needed the paystubs and bank statements which I was able to pull within 3 hours of locking the rate over the phone.


I had vacation planned on the 22nd (today for a few weeks) so I had discussed the dates with the lender and the Title company upfront so as to not go into any last minute signing.
