You guys are right, there are too many factors to consider to say that any one answer is correct when it comes to personal finance. My mortgage philosophy is to have lower payments by refinancing into lower interest rates, but not increasing the loan amount during the process. Lenders default to rolling in all costs to the loan principal, so to me it feels a bit underhanded.

Those who have closed with better.com recently - how long does it take to close after rate lock and when do you see the statement credit after close ? I am currently in underwriting stage.

make sure you're not extending the years left.

I'm going from 4.125 @ 30 years with 8-9 years in to a 15 year @ 3.375 payments are going to be about 250-300 bucks but i'm also trying to build up some additional equity before selling. to move into a larger home.

Obviously dependent on specific circumstances but you should be able to get 3.0% on a 15-year.

Yeah wise choice. What state do you live in? Florida taxes/fees on refi's are eating a lot of the benefit from doing this for me.
