I'm not sure, but I just started shopping around the moment I got the initial quote with better. I assume you can just present them with your best offer right from the start.

My loan funded January 23 and I haven't received the credit. I was told up to 6-8 weeks.

I have a 30 yr mortgage on my house that I bought in 2012. I have a 3.625% rate. I assume I really cant get that much of a better rate or if it's even worth wasting my time to get something lower if it's not substantial?

Without buying points, I can easily get to 3.375 right now via New American on a loan that is basically no fee (I'm seeing $58 quoted on NerdWallet). Take a call from them and get that in a disclosure, take it to Better and they will match the rate and give you another $1000 on top. After the $2500 credit, you'll pocket $3500 and save ~ $20 a month based on your principal.

We're talking a few hours of your time for $3500. Not the worst return.

Whatever you do, don't lock with Better! Once that happens negotiations are kinda moot as they no longer beat competitors, they only match if you're lucky. Ask me how I know Frown My concierge Alyssa basically said we'll match a lower rate, but the fees went up to about $3k. In the end it was going to cost me $475 after the Amex statement credit to get a worse rate than what was available elsewhere.

If you find yourself locked out of negotiation with Better due to a rate lock (that you didn't ask for), then you'll have to wait at least 60 days to start over. This cost me at least $2k because at this point, it makes more sense for me to go with a local broker I know as he was able to continue to get my rate lower. I ended up with 3.25% on a 30 year that'll cost me about $2k. The better rate will finally pay back after 7 years. Sucks, but that's where I am. I don't want to gamble on rates and the market because I really needed to get out from under the PMI on my current loan and I was at 3.99%.

If rates drop this summer and I can get 3.0% then I will try to take advantage of the Better/Amex offer. I also might try to sell points to Better like shahhere for 3.25% but I dunno if they will let me do that and also price match to get the extra $1000 plus the statement credit. Doubtful.

Current 3.375 on a 20 yr. Balance 59k. Plan to pay off by this fall. Any issues or pitfalls doing this deal then paying it off asap?
Don't lecture me on the benefits on investing vs mortgage pay down please, I know.

I will lecture on trying to refinance before paying it off. Don't screw with it, just pay it off and be mortgage free! Anyway, with market at record highs and taxes all screwed up now, no reason to step in now.

Also, FYI - Provident Funding is another leader that has quick online daily rate quotes without much information needed.

Are you talking about "Sign rate lock agreement" task? I believe you have 14 days to shop around without getting ding on your credit before finding a competitor to match. Then it's not too late to lock in?
