Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

We're talking a few hours of your time for $3500. Not the worst return.
If you find yourself locked out of negotiation with Better due to a rate lock (that you didn't ask for), then you'll have to wait at least 60 days to start over. This cost me at least $2k because at this point, it makes more sense for me to go with a local broker I know as he was able to continue to get my rate lower. I ended up with 3.25% on a 30 year that'll cost me about $2k. The better rate will finally pay back after 7 years. Sucks, but that's where I am. I don't want to gamble on rates and the market because I really needed to get out from under the PMI on my current loan and I was at 3.99%.
If rates drop this summer and I can get 3.0% then I will try to take advantage of the Better/Amex offer. I also might try to sell points to Better like shahhere for 3.25% but I dunno if they will let me do that and also price match to get the extra $1000 plus the statement credit. Doubtful.
