Did someone at Amex or Better.com tell you this? Or are you assuming this is like other Amex offers which are one per SSN? On this offer I was specifically told in writing by my Better.com concierge that I can get a credit a second time on the same Amex card if I do yet another refi with Better. Of course it cannot be the same loan that you refinanced with Better ....for which you have to wait 6 months to refi again, but if you have another property to refi then a second credit should be possible on the same Amex card/same user....I have not done it so this is not from experience but from what was a response to a question I asked them.

Am I missing something? These rates are a joke. No 15 years at 3% or lower without any points. Dumbest rates ever. Even with that $2500 credit, it's a joke. All their rates are ridiculously high and have some points or 20-30 years loans...

You can send them rates from other lenders to match. They did it for many of us here so you can try. 2500 Amax cashback is on top of it.

I feel it all depends on APR u select with buying/selling points. If you have negative points your A will be negative. So you can make points near to zero to have actual closing costs and get optimal interest rate. You can also check your 5 year TIP (Total Interest Percentage) if you are planning to pay ur loan early. For me it is coming 22.266% for first five years.

You're doing the math wrong. You're comparing 3.0% to 2.5% and forgetting to take into account the financed points (e.g., your loan balance would go up by $7,800 for those 1.78 points, and then you have to pay the interest on that extra principal). The real savings is only ~$9,000.

Damn I just refinanced with Better.com a few months ago.

The services was not that bad but I will say you don't get anyone to hold your hand through the process. That was okay for me since I already knew what I was getting into from my original mortgage but some people might want a more hands on approach.

I'm glad it worked for a lot of you, but this whole thing was a joke for me.

I sent them a competing offer hoping for them to match and it took them almost 2 weeks to respond. They beat my local offer by $1. Yes you read that right... $1 dollar. When I asked about their better.com guarantee which says they would beat it by $1000 or I get $1000, their response was that my loan estimate was more than business 3 days old.

Well.. obviously.. since they took 12 days to respond to my initial request for a price match. I submitted my estimate within 48 hrs so I was well within the 3 day deadline. When I brought that up, they changed the argument, saying that I would get $2500 back from AMEX so it's actually $2501 cheaper for me... so technically they did beat it by $1000.

Talk about moving the goal post. For me, this whole process has been both frustrating and a complete waste of time.

I did. Sent emails, called them (nobody picked up) and left voice mails. I stopped trying after a week. It should't take that much effort to get a hold of someone. And if this is something I would have to deal with throughout the entire loan process, I rather just go with someone else.
