I got 3% for 15 year for a 250K loan. No points, no escrow. Total out of pocket closing cost is 1260$ including 15 days interest prepayment.
Closing in 2 days. Funding in process today.

I just submitted an app for a cash out refi. Initially Better wasn't adding PMI, but I just played around with the home value and suddenly they're adding PMI even though LTV is still lower than 80%. Anyone else run into this?

I tried to quote a cash out conventional today, and the rate was much worse compare to without cashing out... There is no PMI for the cash out.

I figured out they were quoting an FHA loan, so automatic PMI.

Cash out rates are typically higher than regular refi. I shopped around a bit (AmiLoan and one other) and Better's 0 point rate was better. They all charge PMI for LTV above 80% whether cash out or regular refi.

My refinance Loan with better is in underwriting stage and looks like I should be able to close by end of the month. Is it beneficial to close end of month or beginning of the month ? I understand that first month has no installment. But does my current bank charge lot of interest if I close beginning of the month ?

I had 800$ lender's credit. I mentioned the 1260$ closing cost including the lender's credit. So total closing cost for me was 2000 odd less the credit.

With 3.125 and -2037 credit it's hard to say. But dont you want to roll in that 2037 into the points and get the interest lowered?

So this is how i make my decision. *using bankrate calculator.

Loan amt: $213k, 15 years.

With: 3.125%, total loan cost= $267k.
3%, total loan cost= $264k.
2.8%, total loan cost= $261k.

Pretty sure the lowest they will go with 2k credit is around 2.8-2.9% so I would save about $6k in 15 years, If i dont refinance at all in the future.

So instead of waiting 15 years to gain 3-6k, i prefer to get the $$ now if it makes sense.

Someone please correct me if i'm wrong, *not too late for me to back out of this.

Makes sense. Also, just check the closing cost if it's rolled into the loan.

Were you able to take advantage of the amex offer? I'm using my partner amex which I have authorized user on. Hope that will go thru smoothly!

Yes on the Amex credit. As I got the offer on email and Better.com confirmed.

I didn't have to do escrow. It didn't affect my rate.
