1. are they giving $1800 as check on closing day or depositing in escrow?
2. Is it $0 closing (i.e they will refund the appraisal fees)

It's ~$1800 lender credit with ~$1100 in fees - I will apply the excess (if any, who knows what might get tacked on) to escrow funding. Appraisal fee and/or rush appraisal fee is covered by Amex on this promo.

This does not include the $2500 Amex credit down the line. Rep described it as "cherry on top" which is fine by me!

Okay. I locked on 30 years - 3.375% - 320k loan. Fee is $1250 after $800 lender credit. After pricematch with lending.com

I am net 1250 back profit after $2500 Amex Statement. I shopped around but I didnt getting any better offer. Frown

Mortgage rates haven't fallen as much as t-bill rates. Feels like mortgage rates should be way lower right now.

They will be. Just be patient. This offer doesnt expire until summer. By then, the funds rate may be a whole percentage point lower. 30 year sub 3% is coming soon. Even that will seem high in the future. Not sure why people are still locking in rates right now. Banks are like yes, lock em in at these high rates while we still can. The market is pricing in a 50 basis point cut by morning.

Why not? As long as you're not paying out of pocket to refi, take the credits and run and refi later.

Not sure if we are going to see 3% 30 years. Would love to see it tho. But if we ever reach 3%, dow jones and others would crash first. We will loose our job first?

Guy that I am working through TD is offering the following:

10/1 ARM 2.75$812 lender credit~4.5k in closing costs (1550 bank fee, around 3k in title insurance)
10/1 ARM2.875$4,002 credits same closing costs

This is on a 650k mortgage. Will Amex match the 2nd deal? What do I need to get to get the matching?

2.875 for 10/1 seems to be good. I am on a 7/1 with 2.875 with 3 more years left. Will be interested in 10/1 if the rate goes below 2.875. Jumbo here too. Keep us posted on what you find.
