Just tried them for Dallas - Fort Worth. Texas and rates where not good. (I am very good credit)

30 Year Fixed
3.500% / 3.688%
$5,834 in points
$1,987 in fees

Ah so people getting these rates have a smaller loan-to-value ratio for their mortgage compared to me. That's a little reassuring. I see the posts talking about 3% with no fees and think I'm getting a bad deal, but it seems like I'm not actually for my situation.

Locked a 3.25 30 yr 1,500 net closing costs. This was last Thursday might be able to do even better. Close within 30 days. In RI with a diff lender not better. Had another bank quote even more aggressive but was based in Michigan. Wanted local.

Can I ask why you wanted local? Wouldn't you just want the best price?

If you are going to say local to support the local economy... even CUs outsource a lot of the underwriting technology. Sure, they have a underwriter at said company but they just feed your data into 3rd party technologies and outsourced vendors to process most of it now a days.

I'm just curious. I would want the best deal in whatever state it was housed.

Tried for my other property where Julia Roberts just moved into the neighborhood. 94118 4mil 450k 3.00% $266 points. Guess this lender loves them some CA loans.

Same here....my rates have went up from 3.2% to 3.9% in less than 5 days on a 63% loan value with an 810 credit score.

This thread really needs a Wiki for some info. I don't know why there isn't one.

Better started off terribly for me too when I first applied just using their website. Get real quotes from a couple people (you'll probably need to submit your info for them to give formal estimates) then send the best quote to the others for them to beat and repeat a few times to get a good deal.

Better started their offer at 3.5% with $1900 in fees for me and got as low as 3.25% with $141 in fees after a few times back and forth. I will end up going with a different lender who settled at 3.25% with no fees and will apply for the $1000 cash offer for Better not being able to match.

Im in a 30 year 3.25 loan. Loan value at $550k. Equity $600k. So jumbo. Has anyone seen better rates for 30 year and even 15 year?

I just locked in with another lender at 2.75 15 year fixed--184,000 loan....I wonder if better can beat that...

Fed just cut rates .5 percentage point. It was unexpected to happen this soon. While there continues to be somewhat of a disconnect between fed funds rates and mortgage rates, I'd let the mortgage rate desks some time to digest this and price accordingly. I think usually takes a day or two.

Terrible deal. Why are people still locking in? 30 year going down to 2.5% and 15 year will be sub 2%. Another 50 basis point cut coming later this year. The 30 year will be sub 2% soon. Keep waiting.

You understand refinancing is not a one-time deal right? The AMEX $2500 is not even a one-time thing if you use Better.com and Quicken Loans.

Has anyone successfully used both better.com and quicken? I still view this as a one time deal. Not all of us have wives or significant others to use. This offer expires this summer. Then you'll have to go back to paying closing costs and waiting years for the breakeven point. I'd rather use the money to invest in tesla.

Wonder if anybody took the big credit by taking higher rate, then refinance with another lender and lower the interest.

Is there a grace period before you can refinance again, especially for people taking higher rate with 5-10k credit?
