EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Does anyone know if you can refiance again since rates are dropping and get the $2500 credit again? Perhaps to a different card? I don't see anything in the terms disqualifying this.
You can refinance again if it is a financial benefit to you (eg lower rates), but you may not be able to refi with the same vendor in a given time frame. Better.com rep told me six months, so I already started an app with another broker. I closed with Better 7 weeks ago.

I am positive that better will not take your file again. Depending on the credit you got from them, they will lose money if you dont keep the loan for atleast 4-6 months
Good to know. Interesting that they would care since they sold the loan 3 weeks after closing.

Can you share what's the refi rate you got?

Wanted to get everyone's opinion. I'm in the process of closing (scheduled for tomorrow to sign papers). When all is said and done, A+B+C+E-Credit ($4300) I'll be +$500 for a 30yr 3.375% on a $400k loan. (No AMEX so no bonus)

Should I continue or try to shop around more today and see if I can get a better deal? I know people are getting lower rates but the monthly savings vs taking the credit, I'm calculating 5-7 years before payback.

Or at this point should I just continue with what I have and look at refinancing again once I have an AMEX?

edit: Loan process is through Better FYI

They probably will have terms that the new servicer wont pay (or take money back if paid) better.com until the loan is active for 6 months. Or something like that

Is anyone seeing better than 3.375% on a 30 year loan with no points? I closed beginning of February, but haven't seen rates better than what I received. Checked my local credit union and Zillow.

Sorry should have clarified, that is through Better. At the time, they took the best LE I had and beat it. So even without the AMEX credit, Better was the "better" option.

But that process started about a month ago, and now the rate market has changed even more. Not sure if worth it to start negotiation again at this point in the process so close to closing and in a rate lock or what...

I got my check last weekend. Asked Amex to cash out the credit, which they did immediately. Super happy with the whole process.

Could you share the rate you got from Better? Other than Amex credit, was there any lender credit?

Originally got locked at 3.325 in January then they just floated me down to 3.250.

Got offered a 3.125% from Sofi yesterday on a 30 year with no points in Texas. $160k loan, credit score 760+.

Sent it over to better.com concierge last night to see if they will match, but haven't heard back yet. Their original rate for me was over 4% earlier in the week.
