I have been with my broker for 7 yrs and did 3 refi so far.

he says "rates are plunging but most lenders are not ready to take it down yet, higher demand and this shall pass is the reason".

If any lender does a refi with better rate, make sure they close in 30 to 60 days. All my refis are closed in less than 30 days and my broker says
most lenders are only going down to 2.75 with no cost for 115 years.

its a wait and see game now...

ETA: it was 15 yrs not 10 years.. sorry for the type

Mortgage rates appear to have increased over the weekend, but the market is tanking, so it must just be supply and demand. I struggle to get anyone to return my calls, and Better (outside of sending me a welcome letter) is impossible to get in touch with to obtain their "beat by $1000" deal.

Hopefully rates go down again, and hopefully Better can come up for air and actually return phone calls and emails. Annoying when stuff like this happens . . .

It looks like the appraisal is waived on many of these deals (as it was on my deal), but there are always some 3rd party fees involved (credit pull, title, notary, recording, etc) and the company doing the re-fi has to be making money somehow. The processing and underwriting fees on the quote I got were definitely not insignificant.

I ran numbers on my recent quote and for a full 1 point decrease in interest rate it would take 11 months to break even. I may need to keep shopping.

And yes I've paid for the appraisal each time, which is a total scam if you ask me (if a property appraised for $400k a couple years ago what's the chances it appraises at $200k now, and does it really cost $400 for someone to come out and walk around?!?!?!) That's the primary reason I chose Amerisave last time - because the costs were very transparent - no last minute nickel and diming on hidden shit.

Few of the posts earlier were mentioned about reusing the appraisals that was done within 6 months and seems these people do refi often.

Anyone were able to get quote from Rocket without providing and denting your credit?

just got a quote for 30yr & 20yr refi @ 2.875 no cost from a local broker

just noticed that lenderfi is no longer taking any new applications for comparison.

I closed 2 weeks ago with $2000 credit (left over after close) and $2500 Amex credit. So already $4500 free money and with your contact I will refi at no cost. Thank you so much

Ugh just closed two weeks ago w/ LenderFi with 3.375 and a credit for all closing costs.

I signed a document that I do not intend to sell in the next 6 months. I can still refinance again, right? Would love to get sub 3's if the market heads that way...

I was wondering why my Better refi is at a screeching halt. All my tasks and questions were done and no response for a week now. Can't get a hold of anyone and left 2 emails and two voicemails. Just want to get this wrapped up as there is enough stuff going on right now this is not something I need to have dragged out.
