EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Dude seems to be a troll, repeatedly calling people "spendy" for charging $2500 in a month to their credit card, giving questionable advice and pumping Tesla stock. Ask him to back up his claims and he disappears.
I'm just trying to save you from yourself. As Steve jobs once said, you dont know what you want until I show it to you. Wait until offer expiration before you use your amex credit. Refinancing excessively is a waste of time and money. In a few months we will be below 2%.

I went through the link and am looking at the prices. I don't see how this is a good deal. Rates are much higher than other places.

I assume you didn't read any of the thread then.

Read through the last 10 pages of the thread and then you'll see.

It's a good deal when you do price match with competitive rates, simple process and over that 2500$.

What are they going rates these days? None of the lenders are responding, will better.com still price match?

I just read that some banks are quoting higher rates to slow down the amount of calls they are receiving so they can get caught up with applications. When you apply they will qive you the lower rates if you qualify. See quote from bankrate below.

"As a result of the sudden swell of business, mortgage lenders are beefing up their staff while employees are pulling overtime. The increased number of queries has prompted some lenders to artificially raise their advertised rates to slow down traffic from "rate watchers," which is people who aren't immediately ready to lock in a rate but are requesting information."

We need a list of these lenders and what their true rates are

I got offered 2.75% for a 15 year refinance. Lots of closing cost, but the $2500 credit helps. Do you think I should wait a bit longer, I doubt they are going to increase rates .50% anytime soon.

Depends what the closing costs are. Around $3k seems average these days, so if the closing costs are around there and the 2.75% is a decent cut from your current rate, then definitely do it.

6300 or so to close and coming from 3.75%, so I'm thinking about it, but wonder if I could get better. I may sit it out for another .50

Man, $6,300 in closing costs is insanely high. I am about to close on a refinance (was unable to use Better) and all the lenders I shopped, the closing costs always were about $2,500-$3,000. I went with my current lender mainly because they had low rates as well as closing costs just under $2k. That price is basically sucking up all your savings from the Amex deal.

Are they buying your rate down with points? That could be why the price is so high.

Anyone has experience with Rocket Mortgage and if they match other lender's quotes?

Better is not in my state so I have to go through Rocket.
Rocket did not match for me
