My guess is that extra money is points, not true closing costs. I'm miffed because I just did a refi last year down to 3.25%, but if I had waited, I probably could get 3%. I need at least 0.5% to make it worthwhile, and 2.75% seems very unlikely on a 30 year.

3% for 30 year is possible for some types of loans. I think maybe FHA or below 635k

Even though rates have been dropping, they are not giving us lower rates because of supply and demand. The demand is crazy right now

Yeah I have seen people get 2.75% on 15 year but can't recall seeing that low on a 30.

I looked at Rocket because they also had a $2,500 credit offer with Amex. Their rates were stupid high. Talking 1.5-1.75% higher than everyone else, and unlike Better they don't match at all. Other lenders I mentioned them to immediately said their rates are known to always be higher because of their significant advertising and promotions.

Edit: They talk a big game though like they will save you tons of money. I made the mistake of letting them do a credit pull before they quoted me their ridiculous inflated rates.

I read an article earlier today which mentioned that rates drop very slowly but can rocket up by 1% in a day. I've seen it often enough. The lenders do it because they can, but right now no one has to drop rates any lower because everyone is scrambling to take advantage. Gas prices operate the same way at the pump in response to oil price changes...slow drop, slow drop, BAM -- 30 cents higher overnight.

Thats what i am reading as well. Thanks for confirming. Is that true that they need SS# and hard pull just to get a quote?

Yes they require this, for no particularly good reason. Other lenders can quote you without a hard credit pull.

If your circumstances fit these parameters, quit messing around with Better or Rocket or any of the other places - and use owning.com [owning.com]. Current rates for California properties only:

Conforming (up to $510,400) - 15 year 2.875%, 30 year 3.375%
Super Conforming (up to $765,600) - 15 year 2.99%, 30 year 3.375%

No closing costs on any loan - they are credited and paid by the lender, not rolled into your loan.

I refinanced with them back in December, and closed in 14 days. Note that these rates are up a bit today - on Friday it was 3.25% on the 30 year fixed options. Be aware that they will sell your loan as soon as you close - but there's no real hassle there.

local broker RMS (service many east coast states https://rmsmortgage.com/pages/states-licensed) quoted me yesterday 2.875 for 30yr. Closing costs are crazy however est 6k LMAO
