I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I just got this task to complete (see attachment). It was a day after I started the closing process of their online portal.

FYI, I completed that the day after closing (Feb 13th) and still no credit nearly a month later. My "Dedicated Concierge" reached out yesterday and asked for the same exact information. I guess it got lost in the shuffle the first time I submitted it. Still within the "8-12 weeks", so no point in raising hell, yet.

Well they did mine before closing so maybe itll go smoother? Lol. But yeah... i still havent seen the final disclosure to confirm everything before i do signing setup.... still waiting/

This may be true that lenders inflate mortgage rate. Last week I was getting 3.25% from lenders. Today a new lender quotes me 3.5%.

Yes. I locked in at 3.25% for 20 year (Jan 30th lock) at better for $4600 credit and $2500 Amex.
The newbies here started posting it will go down to 1% and I was ripped off but I actually got a good rate just before everything started coming down. Will always keep an eye out for lower rates at $0 fee and I think that's what others should do too.
Take the $2500 Amex credit if you're getting a lower rate than what you are currently paying and if it's at $0 cost. Then refi later if rates start to go down further.
I'm a day trader and not a financial advisor but have some idea on how rates work during high demand times.

You got a really great deal. 3.25% 20 years with $7100 credit. I also just locked 3.25% 20 year with better. But my loan cost is $5100. Even with $2500 Amex credit, I'm still paying $2600 loan cost.

Try RMS mortgage..im in Ma but they have a presence in NC.
before the spike I was able to lock 2.875 30yr 0 points with 3200 closing costs
they actually have an app that allows you to process your application, got a call back next day with rates and locked in, paper work followed same day now just waiting..they are all busy at the moment.
