any of you guys know the best place to check for the best rates without having to go thru a big song and dance ? Every time I check on a current rate it takes me thru 500 steps ..I KNOW I can get approved and have a ton of equity and credit score over 760....

Sofi.com is very easy. I've gotten low rate quotes from them recently

I've been shopping around for a refinance and was going through AIM but missed the low rates. Ended up going up to 3.85, which is the same as my current rate.

I got this offer and checked out better.com and the rate they are giving me for a 30 year fixed is 5.125%. Is there something I'm missing? Why is it SO high.

I have a credit score over 760, and owe 149k on a 180k house. The FHA loans are lower, 3.5 but I duno about those.

Got my credit today. Closed on 02/28.
The credit posted with a date of 02/26 in my account.
Was anyone able to get a check upon requesting Amex?

Lenders are increasing rate because lots of them are over capacity and it's not really easy secure your funds at this situation.

Ok. Thanks. I know they went up because of that but other lenders were much lower still. I'll just wait.

Different lender has their own model, Federal reserve has declared they will buy "unlimited" MBS. Just give it few weeks the rate will drop and you might be able to avoid in personal appraisal and closing as well. Good luck!

So there is about $2600 in third party costs that you can not avoid with better.com. To have no closings cost out of pocket you really need to take a higher rate (with negative points). And basically that $2600 will be covered by Amex offer credit. Is that how you do it? If you look at 3.5 or lower rate, the closing cost even taking into consideration the credit, will be a couple grand.

I'd like a rate around 3 and I'm ok paying for it. Between the $2500 from amex and my sure to be coming soon trumpbux ($2900 by my family of three) it'll cost me basically nothing.

As of today My refinance Quote at 3.125% with better.com has $7600 price tag. Minus $2500 Amex credit. $5100 is a lot.

Depends on where you live. 7k is about average for us in Florida with taxes and title, assuming a round 700k loan
