Question on amex task...
My scenario kina weird. I didn't know about the amex offer before i filed my application on better. At the middle of my application i mentioned it to my loan officer and they said they can manually add it. Which they did.

This got mentioned a lot on the emails with them that i have amex offer. I also dont have appraisal fee even though the actual appraisal got waived too.

But i want to make sure... inreally have this offer.


Question:
1. When will this show up on my tasks to input my amex cc info?


2. Is it after the notary signing? Coz my plan is not to sign it if i still dont see that tasks.

You should get an email asking for the last few digits of your card a few days before closing.

I can confirm that the credit is one per property AND also one per eligible card. You cannot use the same card on 2 properties and get the credit twice.
The credit does take while to post. I have seen that it posts somewhere towards the end of week 3 or week 4 AFTER you fund (but with a transaction date one week backdated), so that it appears as if the credit actually posted 2 weeks AFTER closing. And I have had no trouble having Amex issue me a check for that amount.

The float down policy for better (and other mortgage that I asked) is based on the the national average published by Fred: https://fred.stlouisfed.org/series/MORTGAGE15US

They take the most recent rate before you locked, and compare it to today's rate. For every 0.25% difference, they will float you down 0.125%.

The rates update weekly on Thursday which is why they tell you to check on Thursday.

How did you confirm it is one per property? That's no where in the terms and people have been discussing being able to get it twice.

this is actually my second property with better.com. good to know that i cant use the same credit card. where did you get this info from?

I closed my refinance last mont and got my $2500 Amex credit yesterday. My situation is similar to yours. I clicked the Better mortgage deal link thru Slickdeals. At that time the offer was not on my Amex offers. During refinancing process the offer did show up on my Amex account and I got an email from American Express talking about Better mortgage offer. I was still skeptical about the credit because I didn't have the offer at the time I started the process. But then Better sent me the Amex cc info task on the day of signing paperwork and I put the Amex cc info which I had the offer on. Everything was super smooth. I recommend shopping mortgage rates in the market and ask Better mortgage to match/beat the best loan estimate you could find.

I'm set to close very soon. Got 3.125% 30 years for $2075 TOTAL closing costs, and will get the $2500 credit. No other lenders could beat this. Rocket really tried, but failed bad. I really wanted 3% though. When I locked FRED rate was at 3.50. I'd need it to get down to 3.25. I probably have 1-2 more thursdays left....crossing my fingers.

Okay so update: closed on 2/13. Still no credit. Called amex, transferred to digital assist department. They actually know about the offer. Was told that for the credit is only for Primary card holder, NOT authorized.

So i applied for Amex card and give it to better. Hope it goes thru.
