So in reading through the past 15 pages of this thread it sounds like some people were able to get both the beat-the-competitor offer by $1,000 AND the $2,500 amex credit. Is that correct?

I have a friend that did this a month ago and he is saying his Better rep told him he had to choose one or the other.

Also, was wondering which lenders tend to be most aggressive with price-matching and negotiations? So far I've seen some mentions of Aimloan and SoFi...anyone else I should be rate-shopping with?

Want to thank this tread. I closed on our house today. Here is my buying experience and hope it is helpful to others. I end up with a local credit union (SSF**) in TX
Credit Score 800
House Cost $160K, Loan $128K
15Yr Conventional Loan.
Interest Rate 2.125%
APR 2.335%
D. Total Loan Cost (A+B+C) $3629.52

I started applying several mortgage company
March 1 (AI*, Bet***, Ca**2Cl***, Prov*****, S*f*, SSF**, RBF**) and
March 2 (BB**, Fair***).

Rates: Interest APR D.Total Loan Cost

Ai*: 2.875% 3.04% $4415
Better: 3.0 % 3.353% ?
Better Price match Ai* but would not match S*F* 2.5, their offer:
Better* 2.875 3.258 $4359
S*F*: 2.5 % 2.71% $4357
Ca**2Cl*** 3.25% 3.341% $3931
SSF** 2.125% 2.343% $4683
Prov***** 2.875% 3.292% $6140
Fair*** 3.25 3.4
Rates for BB** and RBF** wasn't given because either they want more documents and/or employment verification. I decided I wont get anything better than 2.125%.

Some lender sent me the official loan estimate but most gave me unofficial loan estimate. I did not realize S*f* sent me my LE when they ask you to DocuSign on 3/6. by the time I sent price match, Better refuse due to 3 days old on 3/9.

I've been watching rates daily between 3/1 to 3/20. I was fortune enough to get my lender SSF** to honor a rate I got on 3/9 a week later when rates increase. Better would not price match credit union so I decided to go with the better rate. I save more on interest compare to the 2.5K credit through better.

Lock Rate on 3/18. Sent all required documents
Conditional Approve 3/24
Appraisal 4/6
Received Closing Doc 4/13
Closing Date 4/15

Appraisal costs are waived anyhow from the Amex offer

3-25% $2500 in closing costs (excluding prepaid escrows. 30yr.

I got that yesterday and sent to better. Joy said she sent it to zack to crunch numbers

Hoping they beat by $1000 and I get my Amex deal.

I'm at 3.75% now with pmi so it cuts 3.5 yrs off my mortgage at same payment. If rates dip n June I can do this again

not really.. i wish there was a way. but to get this offer, you must have a non-third party card(ie: amazon business amex card would not work). something like , blue,everyday card should work.

Couple of quick questions:

Has anyone who was NOT targeted received the $2500 already? I have a couple of Amex cards but I don't have this offer on either.

The third party costs on the Better dashboard are $1250. Is this the total closing costs or are there additional costs that aren't captured here?
